SUBJECT to any state of facts which an accurate survey might show. SUBJECT to covenants, restrictions, reservations, easements, and agreements of record affecting the foregoing described premises. SUBJECT to zoning restrictions and ordinances adopted by any municipality, town, village or other governmental authority. BEING AND INTENDED TO BE the same premises conveyed to the grantor by deed dated August 31, 1945 and recorded in the Suffolk County Clerk's Office on October 22, 1945 in Deed 2496, page 593.
