LUSTIG, 26-15 Shore Parkway, Douglaston, N.Y party of the second part, WITNESSETH, that whereas letters testamentary were issued to the party of the first part by the Surrogate's Court, Queens County,New York, on January 9 , 1986 and by virtue of the power and authority given in and by said last will and testament, and/or by Article 11 of the Estates, 3 t Powers and Trusts Law, and in consideration of f Ten and 00/100--------- — -- ($10 . 00) -----dollars, paid by the party of the second part, does hereby grant and release unto the party of the second part, the distributees or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the incorporated Village of Greenport, Town of Southold, ; 4 County of Suffolk and State of New York, bounded and described as 6000 follows: BEGINNING at the corner formed by the intersection of the easterly �3 side of Fourth Street with the northerly side of Clark Street; Running thence along the easterly side of Fourth Street, North 70 17 30" East 304 .43 feet to land nor or formerly of I. Price; Running thence along said land and running through a pond a distance 405 feet, more or less, to Peconic Bay (Greenport Harbor) ; Thence along the ordinary highvater mark of Peconic Bay (Greenport H bor) to a point where last mentioned line would intersect a line dra from the said intersection of the easterly side of Fourth Street wit the northerly side of Clark Street on a course of North 82° 41' 10" Thence from said point where the said ordinary high water mark would intersect said line , a course of N . 82° 41 ' 10" West for a distance of 400 .00 feet, more or less , and long the northerly line of Clark Street to the point or place of BEGINNING. BEING and intended to be the same premises transferred to the said decedent, Adele B. Lustig, by deed dated March 31 , 1975 and recorded with the Suffolk County Clerk' s Office April 4 , 1975 at Liber 7820 , page 121. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time of decedent's death in said premises, and also the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ- ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the distributees or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been incumbered in any way whatever, except as aforesaid. Lustig having been appointed Executor of the estate of Adele B. Lustig by the Surrogates Court, Queens County on January 9 , 1986 under its file No. 5771-85 . BEING the same premises conveyed to the said Adele B.
