the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors

All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
being in the Village of Greenport, Town of Southold, County of Suffolk and State of
New York bounded and described as follows:
BEGINNING at a point on the northerly side of West Street distant 150 feet
easterly from the easterly side of Kaplan Avenue and from said point of beginning;
1001 RUNNING THENCE North 14002'40" East a distance of 152.50 feet to land now or
00400 formerly of Norris; RUNNING THENCE South 75°57'20" East a distance of 50 feet to
0100 land naw or formerly of Stanilaus; THENCE South 14002'40" West a distance of
027000 152.50 feet to the northerly side of West Street; THENCE North 75057'20" West
a distance of 50 feet to the point or place of BEGINNING.
BEING AND INMDED TO BE the same premises conveyed to Frank A. Field Realty, Inc.
by deed made by Frank A. Field dated March 17, 1984 recorded April 6, 1984 in
Liber 9541 page 367 in the Suffolk County Clerk's Office.
SUBJECT TO any state of facts an accurate survey might show, and to covenants,
restrictions, easements, agreerrents, 'reservations, and zoning regulations of
record, if any. '
This conveyance is being made in the ordinary course of business of the

Together with all right,title and interest, if any,of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second partforever.
And the party of the first part covenants that the party of the first parthas not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any partof the total of the same for any other purpose.
