This Indenture, made the 16th day of December, nineteen hundred
and nine two.

PRANCES J. VARNEY, as a remaining 4$ owner, residing at Bay
Shore Road, Shelter Island, N.Y.

RICHARD SAETTA, residing at 37 Front Street, Greenport, New

remise, release and quitclaim unto the . party of the second part,

All that certain plot, piece or parcel of land, with the buildings
and improvements thereon erected, situate, lying and being in the
Incorporated Village of Greenport, in the Town of Southold, County
of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the southerly side of Front Street, said
point being distant 217. 17 feet westerly from the Main Street, said
D point also being where the westerly line of land of Fur and Games,
Inc. intersects the said southerly side of Front Street and from
said point of beginning; running thence South 6 degrees 49 minutes
to seconds East along the westerly line of land of Fur and Games,
Inc. , and land of Mills 132.56 feet to land of White; running
thence South 83 degrees 10 minutes 50 seconds West along the
northerly line of land of White 26.00 feet to land of Mitchell;
running thence North 6 degrees 49 minutes 10 seconds West along the
easterly line of land of Mitchell and land of Windsor Castle Toy
Shops Ltd. , 133. 18 feet to the southerly side of Front Street;
running thence North 84 degrees 33 minutes 30 seconds East along
the southerly side of Front Street 26.00 feet to the point or place
of beginning.
Said premises being know as 37 Front Street, Greenport, New York.
Subject to right of way in Liber 4126 page 130, Liber 1121 page
315, Liber 1200 page 172, Liber 1249 page 409, Liber 1165 page 171
and Liber 3253 page 199.
Being and intended to be an additioin said premises
conveyed to the party of the secona part herein by deed recorded
in Liber 10691 cp. 348.
Subject to existing tenancies.
(TOGETHER with all right, title and interest, if any, of 'the party
of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof; Together with
the appurtenances and all the estate and rights of the party of the
first part in and to said premises; To Have and to Hold the
premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part, in compliance with Section 13 of
the Lien Law, hereby covenants that the party of the first part
will receive the consideration for this conveyance and will hold
the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of the improvement
nd will apply the same first to the payment of the cost of the
improvement before using any part, of the totaof the same for any
av ther purpose.
