party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Incorporated Village of Greenport, Southold Town, Suffolk
County, New York, known and designated on a certain map entitled "Map of
Wiggins Estate", signed by Sidney L. Griffing, Nathaniel Corwin and
J. Wickham Case, commissioners in Partition, and filed in the Office of the
Clerk of Suffolk County as Lot No. 179 and furtherdescribed as follows:
BEGINNING at a point on the westerly side of Sixth Street distant
250.00 feet southerly from the corner formed by the interesection of the
southerly side of Linnett Street with the westerly side of Sixth Street;
RUNNING THENCE South 7 degrees 18 minutes 40 seconds West along the
southerly side of Sixth Street 50.0 feet to land now or formerly of
Taylor;
THENCE along said land now or formerly of Taylor, North 82 degrees
41 minutes 20 seconds West, 169.72 feet to the easterly line of the
Incorporated Village of Greenport;
RUNNING THENCE along said line, North 6 degrrees 58 minutes 35 seconds
East 50.00 feet to lland now or formerly of DeDuck;
RUNNING THENCE along said land now or formerly of DeDuck South 82
degrees 41 minutes 20 seconds East, 170.02 feet to the westerly line of
Sixth Street at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the grantor
herein by Deed dated February 14, 1986 and recorded in the Suffolk County
Clerk's office on March 12, 1986 in Liber 9995 page 569.

the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
