a certain map entitled 'dap of Beixedon Estates, Town of Southold, Suffolk County,
New York, property of Grace R. Nickles, formerly Grace Rogers DeBeixedons, made
by Otto W. Van Tuyl, Licensed Surveyor, and filed in the Suffolk County Clerk's
Office on march 16, 1946, as Map No. 1472, as and by Lots membered One, Two and
Three in Block numbered Three on said map.
TOGETHER with all of the right, title and interest of the partes of the first
part of, in and to the land lying:_.in the bed of any street, road or avenue in
front of or adjoining said premises to the center line thereof".
TOGETHER with therightto pass and repass over the roads, streets and avenues
shown on said Nap, and the right, in common with other owners of the.lots shown
on said Map, to use the beaches designated on said Nap as Plot A and Plot B
respectively) solely for recreation and not for commercial purposes.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first
part by two deeds; one from Grace R. Nickles dated May 17, 1946 and recorded in
the Office of the. Clark.of Suffolk County on May 20, 1946 in Liber 2567 of Deeds 4
at Page 126; and one from Edith Goals dated June 10, 1952 and recorded in the
Office of the Clark of Suffolk County August 4, 1952 in Liber 3388 of Deeds at
Page 108.
SUBJECT however to the followings
