j ALL that certain plot or parcel of land, situate, lying and
!being at Cedar Beach Park, in the Town of Southold, Suffolk County,

'four (#124), on a certain map entitled, 'Subdivision Map Cedar Beach
Park, Situated at Bayview, Town of Southold, New York,” surveyed and
certified by Otto W. Van Tuyl, Engineer and Surveyor, and filed in
the office of the Clark of the County of Suffolk, as Map Number
Ninety (90).
TOGETHER with an easement for ingress and agrees over all streets,
roads, drives and lanes as laid down on said map; and also the right
of ingress and egress in and to any of the Inlets, Bactine or Harbors
on said map, and to moor a boat or boats in Cedar Beach Harbor.
`} TOGETHER with all the rights, title and interest, if any, of the
party of the first part in and to land in front of Said premises under
water in the Peconic Bay, and all riparian rights thereto.
SUBJECT to covenants and restrictions of record.
TOGETHER with the right, to run with the land, to use and enjoy
in Samson with others enjoying similar rights and privileges, those
portions of Cedar Beach Park, which have been or imay hereafter be
Set aside for Community purposes subject to rights, reservations,
rules and regulations of record.
Being and intended to be the same premises conveyed by J. P.
Huller Realty Corporation to Hermann Von Bartheld, Jr. and Caroline
L. Mathews by deed dated April 1, 1931 and recorded in the Suffolk.
County Clerk's office on April 3, 1931 in Liber 1567 of deeds at page
98. An undivided one-quarter interest therein was thereafter con-
voyed by Hermann Von Bartheld, Jr. to Madeleine Von Barthold by deed
dated January 11, 1934, and recorded in the Suffolk County Clerk's
office on May 2, 1934 in Liber 1762 of deeds at page 182, the
ihtereet of Caroline L. Mathews therein having been devised to Hermann
VonBartheld under the Last Will and Testament of the said Caroline L.
Mathews duly admitted to probate by the Surrogate of Suffolk County
on August , 1955 (Suffolll County.,o.uvno4atet'q Court File No.
