BEGINNING at a point on the southerly side of Cedar Beach Road, and which point
is intersected by the northeasterly corner of Lot 174 as said Cedar Beach Road and lot
174 are shown on a certain map entitled, "Sub-division Map Cedar Beach Park situate
SIIat Bayview, Town of Southold, New York, dated Sept. 15, 192611, and filed in the Office
of the Clerk of the County of Suffolk on December 20th, 1927, as Map Number 90, and
running thence along said southerly line of Cedar Beach Road South 76 degrees 44
minute. 40 seconds East a distance of 390 feet to Little Peconic Bay; thence along the
average shore line,of said Little Peconic Bay as shown on said map the following
eleven (11) courses and distances as follows: (1) South 12 degrees 00 minutes East a
distance of 255 feet;thence (2) South 20 degrees 50 minutes East a distance of 304 feet;
thence (3) South 27 degrees 10 minutes East a distance of 428 feet;thence (4) South 19
degrees 00 minutes East a distance of 365 feet; thence (5) South 10 degrees 00 minutes
West a distance of 296 feet; thence (6) South 21 degrees 40 minutes West a distance of
it 232 feet;thence (7) South 48 degrees 10 minutes West a distance of 271 feet;thence (8)
South 65 degrees 40 minutes West a distance of 308 feet; thence (9) South 74 degrees 40

to the easterly shore of The Inlet as shown on said map; thence along the average shore
line of The Inlet the following four (4) courses and distances as follows:.(1) North 9
degrees 40 minutes West a distance of 287 feet;thence (2) North 39 degrees 20 minutes
West a distance of 260 feet;thence (3) North 27 degrees 10 minutes West a distance of
320 feet; thence (4) North 26 degrees 00 minutes East a distance of 108 feet to Cedar
Beach Harbor as shown on said map;thence along the average shore line of Cedar Beach
Harbor the following three (3) courses and distances as follows: (1) North 74 degrees
15 minutes 30 seconds East a distance of 660.55 feet;thence (2) North 45 degrees 20
minutes East a distance of 215 feet; thence (3) North 16 degrees 30 minutes East a
distance of 197 feet;thence along said average shore line of Cedar Beach Harbor and
along the average shore line of Sunri.e Inlet, North 1 degrees 10 minutes West a dis-
tance of 602 feet; thence along the shore line of said Sunrise Inlet tlefollowing two(2)
courses and distances as follows: (1) North 18 degrees 50 minutes East a distance
of 387 feet; thence (2) North 76 degrees 44 minutes 40 seconds West a distance of 38
feet to the southeasterly corner of said Lot Number 174 on the said map first above
mentioned; thence along the easterly line of said lot, North 13 degrees 15 minutes 20
seconds East a distance of 165 feet to the point or place of BEGINNING,
