BEGINNING at an iron pipe set on the easterly line of a 20 foot right of way,

set at it's intersection with the northerly boundary line of land of the party of the
first part, said intersection being 486.69 feet northwesterly along said boundary
line from it's intersection with land of Jonathon Overton; from said point of be�iming
running along land of the party of the first part, 3 courses, as follows: (1) 5,75 31t
40"E.-183.18 feet to an iron pipe; tbmce(Z( S.250 10'0011W.-27.0 feet to an.iron
pipe;thence (3)N..850 1414011W.-192.07 feet to as iron pipe set ono said easterly line
of said 20 foot right of way; thence along said easterly line, N.25 10100"E. 60.0 feet
to the point of beginning.
TOGETHER with a right of way, over a right of way 20 feet in width from the -
northwesterly corner of the premises southerly, and then southeasterly and then again
southerly about 445 feet to Horton Lane.
Also with the right to use, in commcm with others, a private beach extending
westerly from the westerly line of said 20 foot right of way about 200 feet to Long
Island Sound, and extending southerly from said northerly boundary line of land of
the party of the first part about 240 feet to the southerly boundary line of said land.
SUBJECT to the right of the Long Island Lighting Co., the New York Telephone
Company and lathers in said right of way.
This conveyance is to be subject to covenants and restrictions that no portion of
subject premises shall be used for business;manufacturing or a rooming house and
no structure shall be erected for suchpurposee., nor shall there be erected on subject
