WITNESSETH,that the party of the first part,in consideration of

by the party of the second par,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being 44�# at Peconic, in the Torn of Southold, County of Suffolk and State
of New York, bounded and described as follorA:-
BEGItINING at the soutnwesterly corner thereof on the northerly side of Sound
-venue a dlstenee of 126 feet easterly measured along the northerly side of said
Sound Avenue from the southwesterly corner of Lot ¢11 as shown on a map of Peconic
Shores, located at Pewndc, L.I., property of William B. Codling, Northport, N.Y.,
surveyed Sept. 1922, J.W. Wells, C.E., Setauket, L.I., end filed in the office of
the Clcrk of the County of Suffolk Aug. 5th, 1924, as Map J/117, running thence in
a general northerly direction end along the easterly line of premises heretofore
conveyed by Alfred C, Teves to Spencer C. Blrchard by deed dated July 9, 1953 and
recorded in the Suffold County Clerks Office in Liber 3594 of deeds at page 47
on a line parallel with the westerly line of said Lot k11 to the ordinary high
' water line of Long Island Sound; running thence in a general easterly direction

along the said ordinary high nater line of Long Island Sound a distance of approxi-
mately 58 feet, be the same more or less, running thence in a general southerly
direction and on e line parallel to the first course and distant therefrom 58 feet
1 to the northerly side of said Sound Avenue, running finance in a general westerly
direction along the northerly side of Sound Avenue a distance of 58 feet to the point
or place of beginning.
