second part,do hereby grant and release unto the party of the second part,
its successors and assigns forever, All that certain plot,pita
or parcel of land,with the buildings and improvements thereon erected,situate, lying and
beingrimCle north of the Village of Southold, in the Town of Southold,
County of Suffolk and State of New York, being more particularly
bounded and described as follows:
PARCEL I.- BEGINNING at a point on the northerly side of Soundview
avenue, adjoining the westerly side of land of Willard and running
thence along the said side of Soundview Avenue South 79 degrees
12 minutes West 310.72 feet; thence still westerly along the said
side of Soundview Avenue on the arc of a curve the radius of which
is 6µµ.49 feet, a distance of 387.85 feet; thence still along the
said road South 44 degrees 43 minutes 10 seconds West 29.19 feet to
land now or formerly of Clement W. Booth; thence along said land
the following courses and distances: North 40 degrees 20 minutes

along two tie lines as follows; North 53 degrees 45 minutes 30 se-
conds East 320.21 feet and North 47 degrees LpI minutes 10 seconds
East 664.11 feet to land now or formerly of Bary Z. Jones Estate;
thence along the said land South 39 degrees 55 minutes 4Jest about
1320 feet to shores of Great Pond and thence westerly, southerly and
easterly along the shores of the said Pond to a monument situate on
the easterly side of the Landing Place being land reserved by
Willard first mentioned and thence along the said land of 'aillard
South 29 degrees 12 minutes (Vest 93 feet and South 10 degrees 48
minutes East 140 feet to the northerly side of Soundview Avenue, at
the point or place of beginning.
PARCEL II.- BEGINNING at a point on the southerly side of Soundview
Avenue where the same is intersected by the easterly side of land of
Clement W. Booth; thence along the southerly side of Soundview Avenue,

pointor place of beginning.
TOGETHER with .all the right, title and interest of the par-
ties of the first part in and to the beach and lands under water
of Long Island Sound in front of and adjacent to the said premises,
and TOGETHER with all the right, title and interest of the parties
of the first pert in and to lands under water of Great Pond.
MING the same premises conveyed to W. Tom Ward by deed from
Katherine W. Case dated November 1, 1940 and recorded in Suffolk
County on November 13, 1940 in Liber 2133, cp 475; also the same
property conveyed to W. Tom Ward and Lois H. Ward, his wife, parties
of the first part, by deed dated December 7, 1931 and recorded in
the Suffolk County Clerk's Office on December 11, 1931 in Liber
1621, cp 555•
EXCEPTING from the above premises so much thereof as was con- _
veyed to K®nneth N. Schold by deed from W. Tom Ward and Lois B. -
Ward, his wife, dated august, 1950 and recorded in the Suffolk County
Clerk's Office on August 25, 1950 in Liber 3117, cp 364, and also -
excepting therefrom the following described parcel:
ALL that certain plot, piece or parcel of land situate, lying
and being north of the Village of Southold, 0ounty of Suffolk and
State of New York, bounded and described as follows:
Beginning at an iron pipe set on the curved northwesterly line
of Sound View Avenue, 157.17 feet northeasterly along said northwest-
erly line from its intersection with the southwesterly boundary line
of land of the parties of the first part;and ruining along said land
of the parties of the firstpart, 3 courses, as follows:
(1) N. 33015100" W.-116.32 feet to an iron pipe; thence
N.56°4(2) on a line at right angles to the last described line,
100"E.-100.0 feet to an iron pipe; thence
(3) on a line parallel with the first course hereinabove des-
bribed, 5.33°15'00"E.-122.98 feet to an iron pipe set on said curved
northwesterly line of Sound View Avenue;thence southwesterly along
said northwesterly line of Sound View Avenue on a curve to the left
having a radius of 644.49 feet, a distance along said curve of 100.30
feet to the point or beginning.
