filed in the Suffolk County Clerk's Office as Map No. 1663; from said -
point ofbeginning running along the southeasterly boundary line of said
degrees,81 13 minutes, 10 seconds East, a distance of,
15.50 fest; thence along said southeasterly boundary line of -Lot 46 and
along the southeasterly boundary line of Lot 45, as shown on said map,
North 57 degrees, 10 minutes, 10 seconds East, a distance of 54.54 feet;
thence along the southwesterly boundary line of said Lot 45, South 50
degrees, 45 minutes, 40 seconds East, a distance of 45.0 feet to the
