GRACE B. OVERBAOH, residing at 104-39 199th Street, Hollis,
Queens County, New York,
party of the second part;

Improvements thereon, situate at Laughing Water, near Southold, in the
Town of Southold, County of Suffolk and State of Ndw York, bounded and
described as follors:
BEGINNING at a point formed by the intersection of the Southerly
line of Opechee Avenue and the Westerly line of NSnnehaha Boulevard, ,
this being the North Bast corner of property, thence South 3036' East
113-5 feet by and along the Westerly line of Ninnehaha Boulevard to a _
point; thence South 87 26' West 69-70 rest by and along the Northerly
line of Wabon Street to a point; thence North 11019' West 146.6 feet -_
to a point in the Southerly line of Opechee Avenue; thence South 72040'
East 93.0 feet by and along the Southerly line of Opechee Avenue to the
point and place of beginning.
These streets and roadways referred to are shown and laid out upon a 1=
certain map entitled NAP OF LAUGHING WATER, SOUTHOLD, LONG ISLAND, NET ' -
YORK, made from actual surveys completed June 30, 1938 and plotted by
Daniel R. Young, P.E. and L.S. and filed in the Suffolk County Clerk's
office on July 24, 1941 as Nap #917.
TOGETHER with all the right, title and interest of the parties of
the first part, if any, in and to land lying within the bounds of.Opechee
Avenue and.ltinneiahe Boulevard adjacent to the said premises, to the
center thereof.
TOGETHER with any and all rights to the use of roadways and beaches
above mean high water, jointly owned by The Laughing Water Property

mars Association,. or used jointly by all Laughing Water property owners. '
SUBJECT, however, to all covenants and restrictions of record. I
BEING and intended to be the came premises conveyed by Arnold Reilly
