THIS INDENTURE,made the IXLedayof November ,nineteen hundred and fifty-four,
BETWEEN
RAY I. YOUNG and HELEN S. YOUNG, his wife, both residing
at Southold, in the Town of Southold, Suffolk County, New York,
party of the first part,and
FREDERICK MAZZAFERRO and KATHRYN Y. MALZAFERRO, his wife,
as tenants by the entirety, both residing at Southold, in the Town
of Southold, Suffolk County, New York,

WITNESSETH,that the party of the first part,in consideration of

lawful money of the United States,and other good and valuable consideration, paid

ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and beingiscft at Pine Neck, Southold, in the Town of Southold,
County of Suffolk, and State of New York, bounded and described as
follows:-
BEGINiVING at a point on the southerly line of Pine Neck Road at the
northeasterly corner of land heretofore conveyed by Sarah E. Gagen
to Walter Mac Nish and wife by deed dated December 5th, 1947 and
recorded in the Suffolk County Clerk's Office on December 8, 1947
in Liber 2782 of Deeds at page 372; running thence along said sou-
therly line of Pine Neck Road, Worth 82 degrees 37 minutes 10 seconds
East a distance of 100.0 feet to an iron pipe and land of Goubeaud;
thence running along said land of Goubeaud, South 6 degrees 40
minutes 30 seconds West, a distance of 200.0 feet; running thane
along land of Sarah E. Gagen on a line parallel with saidsoutherly
• line of Pine Neck Road, South 82 degrees 37 minutes 10 seconds West,
a distance of 100.0 feet to said land of hlaeNish; running thence
along said land of Mac Nish, North 6 degrees 40 minutes 30 seconds
East, a distance of 200.0 feet to the point of beginning.
dUBJECT, however, to the followirb,, covenants and restrictions:.
1. That every dwelling house erected on said premises shall cost
not less than $¢8,000.
2. Pio fowl and/or animals other than the usual type of household
pets are to be kept on said premises.
Being and intended to be a portion of the premises conveyed by Sarah
E. Gagen to Ray I. Young and Helen S. Young, his wife, by deed dated
February 27, 1953 and recorded in the Suffolk County Clerk's Office
on March 6, 1953 at 12:00 P.M. in Liber 3483 of deeds at page 271.
