ALL that lot or parcel of land in the Town of Southold, Suffolk
County, New York, known and distinguished as Lot #75 on a map en-
titled "Subdivision Map of Founders Estates, situate at Southold,
Suffolk County, N.Y, made by Otto w. Van Tuyl, Engineer and Sur-
. veyornt dated March 18, 1927 and filed in the office of the Clerk
of Suffolk County on May 10, 1927, as Wap No. 834, and on said map
bounded NORTHERLY by Lot #74, EASTERLY by Old Shipyard Road,
SOUTHERLY by Lot #76 and WESTERLY by Lot #65 and by a portion of the
easterly boundary of Lot #64, being one hundred and fifty feet
(150 ft.) on the northerly and southerly boundaries and seventy-five
feet (75 ft.) on the easterly and westerly boundaries.
TOGETHER with all the right, title and interest of the party
of the first part in and to that portion of Old Shipyard Road lying
In front of and adjacent to the lands and premises above described
to the centre line thereof.
SUBJECT to covenants and restrictions of record, if any, af-
fecting said premises; and subject also to zoning restrictions and
ordinances adopted by any municipal, town, village or other govern-
mental authority.
