WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain lot,piece or pared of land,with the buildings and improvements thereon erected,situate,
lying and bei n at Southold, in the Town of Southold, County of Suffolk,
and State of New York, bounded and described as follows:
BEGINNING at an iron bolt sot in the South line of Tom Harbor
Terrace at a point distant 188.$ feet easterly from intersection of the
oasterly side of Town Harbor Lane with said southerly line of Town Har-
bor Terrace; running along said southerly line of Town Harbor Terrace I
150 feet to a stake and land formerly of Edward Fauth; thence South 44
degrees 08 minutes 40 seconds East along said land formerly of Fauth,
337.76 feet to high water mark of Peconic Bay; thence South 41 degrees
27 minutes 40 seconds West along high water mark of Peconic Bay, 149.76
foot to land formerly of Louise C. Moore; thence North 48 degrees 03
minutes 20 seconds West along said land formerly of Louise C. Moore,
346.98 feat to the point end place of beginning. Said courses and dia-
tanees being as shown on a survey of Otto We Van Tuyl, dated August 2nd,
1927.
TOGETHER with the right forever at all times to the party of the
second part their heirs, executors, administrators, succesors and
- set signs, and the occupants or grantees of said promises and his and
their servants and all other persons for his or their use, benefit or
advantago, to pass and ropes on foot or with vehicles over said pri-
vate road heroinbefore mentioned and called Town Harbor Torrace.
BEING and intended to be the same promises convoyod by Ernesta Me
Phillips and others to Ella Be Hallock by deed dated September 15, 1926,
and recorded in Suffolk County Clerk's Office, in Liber 1206 of Deeds at,
page 336, on September 18, 1926, and thereafter conveyed by Ella Be
Hallock to Thomas C. Bent by deed dated August 26, 1927, and recorded in
Suffolk County Clerk's Office, in Liber 1291 of Deeds at pago229, on
August 26, 1927, and being the same premises conveyed by City Bank
Farmers Trust Company and Paul He Braunfield, as Trustees under the Last
Will and Testament of Thomas C. Bent, docoasod, to the parties of the
first part herein, by deed dated June 109 19489 and recorded in Suffolk
