Van Tuyl, Licensed Surveyor, and filed in the Suffolk County Clerk's office on March 16, 1946, as Map No. 1472, as and by Lot numbered 21 in Block numbered Two on said Map. TOGETHER with all of the right, title and interest of the party of the first part of, in and to the land lying in the bed of any strea , road or avenue in front of or adjoining said premises to the center line thereof. TOGETHER with the right to pass and repass over the roads, streets, and avenues shown on said map, and the right, in common with other owners of the lots shown on said Map, to use the beaches designated on said Map as Plot A and Plot B respectively, solely forrrecrsation and not for comms rcial purposes. SUBJECT, however, to the following: Any state of facts an accurate survey would show. Such state or municipal zoning, planning or building ordin- ances and regulations as may be effective. The rights of the owners of all other lots shown on said Map, to pass and repass over any land lying in the bed of any street, road or avenue in front of or adjoining the premises hereby con- veyed, and to the rights of public utilities to lay and maintain Pipes, conduits, poles, wires, etc., in, over and across said streets, roads, or avenues as more particularly granted and set forth in re6orded easement agreements with New York Telephone Company, Long Island Lighting Company and North Fork Water Compan , Inc.p or any of them. SUBJECT, also, to covenants, restrictions and conditions, if any, contained in prior deeds of record. BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by Grace R. Nickles, by deed dated the 24th day of May, 1946, and recorded in the office of the Clerk of the County of Suffolk in Liber 2571 of Deeds at page 538 on May 31st, 1946.
