by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being '>$at Pecohis, in the Town of Southold, County of Suffolk and State
of New York, and bounded end described as follows:-
BEGINNING at the southwesterly corner thereof on the northerly side of Sound
Avenue a distance of 58 feet, measured along the northerly side of Sound Avenue from
the southeasterly corner of lands heretofore conveyed by Alfred C. Teves to Alfred
C. Rowohlt by deed dated July 26, 1954 and recorded in the Suffolk County Clerk's
Office in liber 3733 of deeds at page 75 on July 29, 1954 0 2:02 P.M., and which
point of beginning is distant 242 feet easterly measured along the northerly side
of said Sound Avenue from the southwesterly corner of tut #11 as shown on a map of
Peconlc Shores, located at Pemnle, L.I., property of William B. Codling, Northport,
N.Y., surveyed Sept. 1922, J, W. Wells, C.B., Setauket, L.I., and filed in the
office of the Clerk of the County of Suffolk Aug. 5th, 1924, as Map #ill, running
thence in a general northerly direction on a line parallel to the easterly line of
the lands of seid Alfred C. Rowohlt and also parallel with the westerly line of said
Lct #11 to the ordinary high water line of Long Island Sound; running thence in a
general easterly direction along the said ordinary high water line of lung Island
Sound a distance of approximately 58 feet be the same more or less, running thence
in a general southerly direction and an a line parallel to the first course and
distant therefrom 52 feet to the northerly side of said Sound Avenue; running thence
in a general westerly direction along the northerly side of Sound Avenue a distance
of 58 feet to the point or place of beginning.
