the Town of Southold, County of Suffolk and State of New York, bounded end described

BEGINNING at a BDnument on the southwesterly line of a 5) foot private road known =_
as "Cedar Point Drive Hast" as shown on "Subdivision Lap of Ceder Beach Park" filed
in the Suffolk County Clerk's Office as hap No. 90, being the northwesterly corner
of the premises herein described and the northeasterly corner of premises heretofore
conveyed by 'William H. Kelynack to Robert E. White and wife by deed dated September -
8, 1956, and recorded in the Suffolk County Clerk's Office in liber 4176 of deeds at _
page 296 on September 10, 1956; running thence from said point of $eginning along
said southwesterly line of said Ceder Point Drive east, South 46 degrees 19 minutes [FF
East to the easterly line of Lot 152 as shown on said above mentioned map, a distance 7
of 74 feet, more or less; running thence in a general southwesterly direction., South
16 degrees 24 minutes West a distance of 400 feet, more or less, to a bulkhead at the
ordinary high water mark of Little Peconic Bay; thence partly along said bulkhead
and along the ordinary high water mark of Little Peconic Bey a distance of 95 feet,
more or less, to.the Easterly line of the premises of said Robert E. ilhite; thence -
