estate of Edith A. Carman, deceased, who died intestate on
July 19th, 1942, a resident of Suffolk County, New York, and

the estate of Herbert V. Carman, deceased, who died intestate on
September 7th, 19519 a resident of Suffolk County, New York, said
Herbert V. Carman being the deceased distributee of the estate of

trust dated July 21st, 1953, between Flora B. Carman and Herbert
it V. Carman, Jr., as Grantors, and Herbert V. Carman, Jr. as Trustee,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of One ($1.00) . . . .

successors and assigns forever.
ALL that tract, piece or parcel of land situate, lying and being in
the Town of Southold, County of Suffolk, and State of New York, at
Southold, bounded and described as follows.
BEGINNING at a point on the westerly line of the land of
Callahan, a distance of one hundred and sixty (160) feet from the
northerly line of Pine Neck Road; running thence westerly on a line
parallel with the northerly side of Pine Neck Road, a distance at
'i all points of one hundred and sixty (160) feet therefrom to the
land late of Marietta Phillips; running thence northerly along the
line of the land late of Marietta Phillips to Jockey Creek, a
distance of two hundred and eighty-three (a83) feet, more or less;
running thence in a southeasterly direction along Jockey Creek
1j ninety (90) feet, more or less, to the land of Callahan; running
thence S. 60 201 west along the land of Callahan two hundred an
forty-seven (247) feet to the point or place of beginning; together
li with all right, title and interest and all riparian rights of the
p party of the first part of, in and to Jockey Creek in front of and
ii immediately adjoining the above described premises to the center
line thereof. SUBJECT, however, to the riparian rights of the owners
above and below to have said Jockey Creek flow undisturbed and unin-
terrupted, said premises being and intended to be the premises
conveyed by Herbert V. Carman to Edith A. Carman by deed dated
March 27th, 1935 and recorded in the Suffolk County Clerk's Office
'^ in Liber 1809 of Deeds, at page 221, on April 20th, 1935, which
remained the property of Edith A. Carman upon the conveyance of a
portion thereof to William T. Hutcheson by deed dated September 23rd,
1941 and recorded in the Suffolk County Clerk's Office in Liber
^. 2190 of Deeds, at page 68, on September 24th, 1941.
TOGETHER with perpetual easement for ingress and egress as
described in said deed from Edith A. Carman to William T.Hutcheson
i, dated September 23rd, 1941, and said deed from Herbert V. Carman to
'1, Edith A. Carman dated March 27th, 1935, for the benefit of the
grantees his successors and assigns forever.
