made the twenty-fifth da of February
one thousand nine hundred and fifty-four ,between
�l�rd Lidico Corporation, having its principal place of business at
80 Well Street, New York, N.Y.,
a corporation organized under the laws of the State of New York ,
party of the first part,and
John T. Commerford and Kathleen P. Commerford, his wife, as tenants
by the entirety, residing at 118-22 231st Street, Cambria Heights,ll,
New York,
party of the second part;
WITNESSETH,that the party of the first part,in consideration of the premises and the
sum of one ($1.00) dollars,
lawful money of the United States,
paid by the party of the second part, does hereby remise, release and quitclaim unto the party of the
second part,their distributees,devisees,executors,administratQsassigvsforever,
ALL that certain piece or parcel of land situate, lying and being
in the Town of Southold, County of Suffolk and State of New York, bounded
and described as follows:
BEGINNING at a point on the northwesterly line of Leeton Drive
distant 2099.26 feet measured along the northwesterly line of Leeton
Drive on a course South 45 degrees 35 minutes 30 seconds West from the
corner formed by the intersection of the northwesterly line of Leeton
Drive with the southwesterly line of Kenny's Road, said point of
beginning being the division line between the premises herein described
and land of George R. Goldner and Eileen 0. Goldner, his wife; and from
said point of beginning running thence South 45 degrees 35 minutes 30
seconds West along the northwesterly line of Leeton Drive 50 feet to
land now or formerly of W. Tom Ward; thence North 38 degrees 32 minutes
40 seconds West along said land now or formerly of W. Tom Ward 210 feet,
more or less, to the mean highwater line of Long Island Sound; thence
northeasterly along the mean highwater line of Long Island Sound 50 feet,
more or leas, to land of George R. Goldner and Eileen 0. Goldner, his
wife; and thence South 38 degrees 32 minutes 40 seconds East along said
land of George R. Goldner and Eileen 0. Goldner, his wife, 207 feet, more
or less, to the northwesterly line of Leeton Drive, at the point or place
of beginning.
TOGETHER with all the right, title and interest of the party of the
first part, if any, in and to Leeton Drive adjoining the premises herein
Ito the center line thereof.
TOGETHER with all the right, title and interest of the party of the .
first part, if any, in and to the land lying below the mean highwater
line of the. Long Island Bound in front of and adjoining the premises
herein.
