ALL that certain plot,piece or parcel of fond,with the buildings and improvements thereon erected, situate,
lying and being in the Village and Town of Southold, in the County of Suffolk and
_State of New York, bounded Westerly by a private road known as Maple Avenue
Sisixty(60) feet, on a course running south 160 06' 30" east; Northerly by land
conveyed June 17th, 1921, by Helen S. Joost to Dwight M. Pettit, one hundred
r.and eighty-five (185) feet on a course running north 730 121 20" east, and
designated by granite monuments at each end thereof; Easterly by land of Helen
S. Joost sixty(60)feet on a line running south 160 06' 30" east, and designated
'-.by granite monuments at each end thereof; and Southerly by land of Helen S.
Joost one hundred and eighty-five (185) feet, on a line parallel to the said
SII-Northerly line and designated by granite monuments at each end thereof, be the
contents thereof more or less.
TOGETHER with such right of way as was agreed upon in and over said Maple
Avenue by an instrument bearing date the 10th day of March, 1855, and recorded

in the Suffolk County Clerk's Office in Liber 82 of Deeds, at page 367,
BEING THE SAME PREMISES conveyed by Helen S. Joost to Thomas J. Phillips,

now deceased, by deed dated June 17th, 1921, and recorded in the Office of the
Clerk of the County of Suffolk on February 7th, 1922, in Liber 1036 of Deeds,
at page 580.
