BEGINNING at a point in the northerly line of Soundview Avenue,
distant 250 feet easterly when measured along said line of
Soundview Avenue from a monument set therein, intersected by the
easterly line of land formerly of Richard C. Addy, now the
westerly line of Charnews, and from said point of beginning thence &s
running North 10 degrees 59 minutes 30 seconds West, 617.33 feet
more or leas to the high water mark of Long Island Sound; thence
running North 78 degrees 30 minutes 30 seconds East, along the
average high water mark of Long Island Sound, 100 feet; thence
running South 10 degrees 56 minutes 50 seconds East, 608.53 feet
more or less to the northerly line of Soundview Avenue; thence
running westerly along the northerly line of Soundview Avenue, _
100 feet to the point or place of beginning. f
TOGEHER with all the right, title and interest of the party of
the first part in and to strips and gores of land or land under
water adjacent to or adjoining said premises, and land lying in j
the bed of any street, road, avenue, lane or right of way as they
now exist or formerly existed, included in, in front of or adjoin-
ing the premises; and together with all easements, riparian rights
and appurtenances, and all the estate and rights of the party of
the first part in and to the premises.
