BETWEEN
WILLIAM A. RICHMOND and MARGARET RICHMOND, his wife, both
residing at Southold, Suffolk County, Now York,
party of the first part,and
ALLARD J. ARMSTRONG and HARRIET L. ARMSTRONG, his wife, as
tenants by the entirety, both residing at 58 West Dover Street,
Valley Stream, Nassau County, New York,

WITNESSETH, that the party of the first part,in consideration of

ALL that tract or parcel of land, situato, lying and being north of
the unincorporated village of Southold, in the Town of Southold,
County of Suffolk and State of Now York, bounded and described as
follows;
BEGINNING at a point on the southeasterly line of Mill Creek
Drive West at the northwesterly corner of premises heretofore con-
veyed by William A. Richmond and wife to Allard J, Armstrong and
wife by deed dated August 22, 1953 and recorded in Libor 3571 of
deeds at page 308 (which point is the northeasterly corner of the
premises herein described); running thence in a southeasterly direc-
tion�along the westerly line of .said land heretofore conveyed to
Allard. J. Armstrong and wife, South 46 degrees 02 minutes 10 seconds-
' West a distance of 260 feet, more or less, to ordinary high water
mark of Arshamomoque.Pond; running thence in a westerly direction
along ordinary high water mark of Arshamomoque Pond a distance of
50 feet, more or less, to a point; running thence in a northwesterly
direction North 46 degrees 02 minutes 10 seconds West on a line
parallel to the first mentioned coarse and at all points distant 50
feet, therefrom when measured at right angles thereto, to the southerly
line of Mill Creek Drive West; running thence in an easterlydirec-
