Van Tuyl, September 15, 1926 and filed in the Suffolk County Clerkts Office as Hap Number 90,, together with a 30 foot strip of land adjoining said Lot Ido. 49 on the southwest and extending from the easterly line of Clear View Road southeasterly to Sandpiper Basin, which portion of said Lot No. 49 together with said 30 foot strip of land is more par- ticularly bounded and describod as follows: BEGINNING at a point formed by the intersection of the westerly corner of the promises herein described with the northerly corner of Lot No. 50 as shown on said map, and the easterly line of Clear View Road; running thence North 26 degrees 56 minutes 40 seconds East a' distance of 101.11 feet to the southerly line. of a certain 50ifoot_ easement and right of way hereinafter described; running--thence South 66 degrees 52 minutes 20 seconds East a distance of 193.31 feet to the westerly or southwesterly line of Lot No- 47 as shown on said map; running thence South 23 degrees 49 minutes:50 seconds East a dis- tance of 68.40 feet; running thence South 66 degrees 10 minutes 10 seconds West a distance of 25.0 feet to ordinary.highwater mark of Sandpiper Basin; running theipLce in a westerly, southwesterly, south- erly, southeasterly, southerly and southwesterly course along said ordinary highwater marl: of Sandpiper Basin a distance of 210 feet., more or less, to the northerly, or northeasterly line of Lot No. 50 as shown on said map at a point which is South 28 degrees 56 minutes 40 ' seconds West a distance of 184.06,feet from the terminus of the last mentioned course; running thence North 32 degrees 23 minutes 20 seconds West a distance of 260.0 feet along the northeasterly line ' of Lot No. 50 as shown on said map to the easterly or southeasterly line of Clear View Road at the point or place of beginningp according to survey of Otto W. Van Tuyl & Son attached hereto. TOGETHER with a permanent easement and right of-way, in common with others, for ingress and egress to and from Cedar Point Drive and to and from Lot No. I;6 as shown on a certain map entitled "Subdivision Map of Cedar Beach Park situate at Bayview, Town of Southold, New York" made by ,Ottc W. County Clerk's Office as Map Number 90, and for the further purpose of installation, maintenance, repair and rep lacecaent of public utili- ties on the surface, below the surfap,e and above the surface of the following described promises : LIBER4292 PAGE 14 ALL that tract or parcel of land situate, lying and being at Bayview, neat Southold, in the Town of:Southold, County of Suffolk and State of Now York, and being a strip of land 50 foot in width over portions of Lots 519 49 and 47 on the aforesaid Subdivision Map and over a portion of Clear View Road as shown on said Map, and being more particularly bounded and described as follows:- BEC,INNING at a point marked by the intersection of the easterly line of Cedar Point Drive with the northerly corner of Lot,No. 51 as shown on said Map, and the westerly or southwesterly corner of land believed to be of Sutherland algid designated as "Reserved., Cedar Beach Inn" on said lisp; running thonce in a southeasterly direction along the-.northerly line of said Lot,No. 51, South 66 degrees 52 minutes 20 seconds East across Clear View Road, and continuing in the same '; direction across Lots 49 and 47, to the westerly line of a private road designated as Orchard Lane on said Map; running thence in a southerly direction-,along the westerly side of Orchard Lane to the northwesterly line, of Lot No. 46; running thence in a southwesterly_ direction along the northwest@rly line of Lot No. 46 a distance of 60 feet, more or less, to a point which is 50 feet south of the northerly line of the premises herein described, when measured at _ right angles thereto; running thence North 66 degrees 52 minutes 20 ! seconds West, on a line parallel to and at all points 50 feet distant from the northerly line of the premises herein describedo across a portion of Lot No. 47 and a portion of Lot No. 49 on said Nlap, con- , tinuing across Clear View Road and continuing across a portion of Lot ' No. 51 on said Map, to the easterly line of Cedar Point Drive; running ,' thence in a northerly direction along the easterly line of Cedar Point r,Drive a distance of 50 feet to the point or place of beginning. RESERVINGy however, to the parties of the first part, their _ heirs, distributees, legal representatives and assigns the right to bdedicate the aforesaid right of way to the Town of Southold as a public `highway, and the parties of the second part, by the acceptance of this deed ,of conveyance, do hereby consent to such dedication and do hereby release the Town of; Southold from liability for any and all damages occasioned by reason of such dedication and acceptance of l! said right of way ,as a public highway.
