370.05 feet to a road monument; continuing thence along the northerly
side of North Road S. 640 00' W. 84.4 feet to lands formerly of Samuel
C. Swezey, now of Bruno Domaleski; running thence along said lands of
Domaleaki N. 540 031 W. 4260 feet more or less to a pump point; running
thence still along said lands of Domaleski S. 870 11;' W. 64.4 feet to
an iron pipe and lands of Edith V. Webb; running bhence along said
lands of Edith V. Webb N. 130 581 W. 202.11 feet more or leas to the
Highwater mark of Long Island Sound; running thence northeasterly along
the Highwater mark of Long Island Sound 560 feet more or lees to lands
formerly of Alvah M..Salmon, now of M. Axien; running thence along said
lands of Axien the following courses and distances: (1) S. 320 45' E-
593 feet; (2) S. 810 30' E. 231 feet; (3) S. 830 45' E. 503 feet to
lands of George Stepnoski; running thence along said lands of 3tepnoski�

northerly aide of North Road at the point or place of beginning. Con-
taining an area of 54.2 acres according to a survey made by Franklin F.
Overton in December, 1908.
EXCEPTING from the southeasterly corner thereof, the main dwelling
house and buildings, and the lot upon which same stand, being now owned
by Edith V. Webb and being bounded and described as follows: BEGINNING

TOGETHER With all the right, title and interest of the parties of the
first part in and to North Road adjoining said premises to the center
line thereof, and also, all riparian bights owned by Floyd W. Vail in
and to Long Island Sound adjoining said premises, at the time of his
death.
SUBJECT to a right of way of Edith V. Webb over any road now or here-
after existing across said premises from North Road to Long. Island
Sound, said right of way being recorded in the Suffolk County Clerk's
office on August 6, 1943 in Liber 2301 of desda, page 446.
SUBJECT, also, to the easement and right of way of Long Island Lighti
Company to construct, maintain and repair its power lines and appurt-
enances over Said premises pursuant to an agreement between Floyd W.
Vail, Edith H. Vail Webb and Long Island Lighting Company, dated Novem
bar 14, 1949, and to maintain its towers and high tension lines over
and across the premises.
