ALL that tract or parcel of land with the buildings end Improve-
ments thereon, situate, lying and Leing at Southold, in the Town of
Southold, County of Suffolk and State of New York, being known and
designated as Lot #9 on a certain map known as "Plan of Lots owned by
George 1I. Wells, situate at Southold, Suffolk County, New York, dated
November 10, 1927, Otto W. Van Tu-yl, Professional Engineer and Land
Surveyor, Greenport, I7.Y.0 which said map was filed in the Suffolk
County Clerk's Office on November 28th, 19271 as Map num.Ler 859, said
premises being more particularly bounded and described as follows:-
BEGINHING at a monument set on the southerly side of Wells Avenue at
the Westerly corner of Lot #10 on said man; running thence South 35
degrees 45 minutes East, a distance of 254 feet, more or less, to
ordinary high water mark of Jockey Creek; running thence in a general
southwesterly direction along said ordinary high water mark of Jockey
Creek to the southeasterly corns of Lot 0 on said map; running thence
North 21 degrees 00 minutes West, a distance of 293 feet, more or less,
to a monument on the southerly side of Wells Avenue; running thence
North 66 degrees 30 minutes East, a distance of 70 feet, aloe_ the
southerly side of Wells Avenue to the point or place of beginning.
TOGETHER with all the right, title and interest of the parties of
the first part, if any, in and to the beach, waters and lands under
water of Jockey Creek in front of and adjacent to said premises.
TOGETHER with all the right, title and interest of the parties of
the first part, if any, in and to Wells Avenue, in front of and adja-
cent to the said promises.
Being and intended to be a part of the premises conveyed by
Robert R. Johnston and Phoebe A. Johnston, his wife, to Carl E. Vail
and Inez B. Vail, his wife, by deed dated March 24th, 1955, and re-
corded in the Suffolk County Clerk's Office on April 4, 1955, in liber
3863 of deeds at page 26, and ,subject to the covenants and restrictions
therein set forth.
