consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings thereon erected,
situate, lying and being at Peconic, Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
BEGINNING at a monument set on the easterly side of Soundview Avenue, which point is distant
the following two (2) courses and distances from the point of intersection of the easterly side of
Soundview Avenue with the northerly side of Peconic Mill Lane;

North 10 degrees 52 minutes 40 seconds East, 227.49 feet to a point;
North 01 degree 20 minutes 20 seconds West, 265.00 feet to a point marked by a
monument; and fi-om said point of beginning the following courses and distances:
THENCE North 01 degree 20 minutes 20 seconds West along the easterly side of Soundview
Avenue, 310.00 feet to a monument;
THENCE South 60 degrees 54 minutes 00 seconds East, 534.71 feet;
THENCE South 60 degrees 10 minutes 00 seconds East, 234.50 feet to a monument; said last
t~vo courses and distances being along land now or formerly of John and Julia Sepenoski;
THENCE South 30 degrees 45 minutes 00 seconds West along land now or formerly of Ronaid
Ricca and Sheila Ricca, 264.36 feet;
THENCE North 60 degrees 54 minutes 00 seconds West along land now or formerly of Robert
Johnson, 604.52 feet to the easterly side of Sound View Avenue at the point of place of
BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed from William H. Pfice, Jr., as Executor of the Last Will and Testament of Jules J. Bond, late
of Suffolk County (Suffolk County Surrogates File No. 1757P93), dated February 22, 1996, and
recorded in the Suffolk County Clerk's Office on February 28, 1996, in Liber 11764, Page
76.
TOGETHER with all fight, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and fights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the fight to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
