Cochran, residing at Main Road, Southold, N.Y. ri ipart y of the first part, i and Thorvald Be Tergesea, and his wife, Guahild Tergesea, - � '.. residing at 858 b9th St. Brooklyn 20, N.Y. part y of the second part, itneggetij, that the part y of the first part,in consideration of ten Dollars, lawful money of the United States, and other good and valuable consideration paid by the part y of the second part do hereby grant and release unto the part y of the second part, trisann distributees and assigns forever, ,CNL that tract or parcel of land situate at Bay View, Town of Southold, Suffolk County, New York, bounded and described as follows: Beginning at the northwest corner of the premises herein described, at a point located as follows: Commencing at a monument set in the southerly line of Main Bayview Road, at the intersection of the easterly line of lands of William Wells and the westerly line of lands of the party of the first part, and running thence South 38006,3011 West 1748, feet to a point, thence running South 66022,10" East a distance of 640. feet to a point, and thence running at right angles to the last mentioned line a distance of 325. feet to the point of beginning, in the southerly line of Pleasant Place, a private road of the party cf the first part, and running thence from said point of beginning South 66022,10" East a distance of 91.31 feet along the southerly of Pleasant Place to a point, thence running on a curve to the right with a radius of 36.37 feet a distance of 60.82 feet to a point in the westerly line of Rambler Road, a private road of the party of the first part, thence running southerly along the westerly line of Rambler Road a distance of 110.59 feet to a point (on course South 290151 West), thence running North 66022,10" West a distance of 116.68 feet to a point, thence running northerly at right angles to the last mentioned line a distance of 150. feet to the point or place of beginning. Together with a right of way for ingress and egress and for public utilities, in common with others, over a strip of land fifty feet wide extending from the southeasterly and from the northwesterly corners of said premises to Main Bay View Road, said strip of land to be in such location as reasonably designated by party of the first part. Said right of way shall be contiguous to and touch on all points in the northerly and easterly lines of the premises above conveyed. Said premises are known as Lot #54 on Map of Terry Waters at Bayview, Town of Southold, Suffolk County, N.Y., which map is filed in Suffolk County Clerk's office on Dec. 29, 1958 as Map No. 2901. 04688 PA' 365 The premises are sold subject to the provisions of a declaration recorded by the party of the first pert on SeptemberS, 1958 in Suffolk County Clerk's office in Liber 4506 op 380. Together with a right to use in common with others, and only for the benefit of the premises herein conveyed, for bathing and recreation of a parcel of land bounded and described as follows; Commencing at the northwest corner thereof, at a point in the southeeiy side of Watersedge Way (a private roadway on premises of party of the. first part), that is distant the following two courses and distances from a monument set at the intersection of the southerly line of Main Bayview Road with the easterly line of land of William Wells; ,(1) South 38006130" West 1800.43 feet to a pipe, (2) South 66022.10" East 680. feet to the point of beginning, and running thence South 66022110" East alongthe southerly'side of Watersedge Way 59.02 feet, thence running still along Watersedge Way and Rambler Road, on a curve to the left having a radius of 70, feet a distance of 103.09 feet; thence running North 29015, East along the easterly line Rambler Road a distance of 39.31 feet; thence running South 600451 East along other lands of party of the first part a distance of 135, feet to a point; thence running South 26052120' West a distance of 300. feet more or less to ordinary high water mark of Peconic Bay, thence running northwesterly along ordinary high water mark of PeconicBay a distance of about 240. feet to a point in a line that runs South 23037150" West from the point of beginning, and running thence North 23037,50" West a distance of 210. feet more or less to the point or place of beginning. Together with a right of way for ingress and egress in common with others, and only for the benefit of the premises above des- cribed over a 50-foot strip of land extending from the recreation area above described to Main Bayview Road; said strip of land to be in such location as reasonably designated by party of the first part. EXCEPTING AND RESERVING to the party of the first part the right to grant easements for public utilities over the streets shown on the aforementioned Map 02901. EXCEPTING AND RESERVING also to the party of the first part the right to dedicate any or all of the streets shown on said map as public highways.
