of the second part,
WITNESSETH, that the parties of the first part, in considera-
tion of the sum of ten & no/100 ($110) dollars, lawful money of the
United States, and other good and valuable consideration paid by the
partiesof the second part, does hereby grant and release unto the
partiesof the second part, their heirs and assigns forever,
ALL that certain lot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and being
at Arshamomaque, Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:

westerly line of a 20 foot private road known as Carole Road would be in-
tersected by the center line of a 20 foot private road known as Old Cove
Boulevard, said point of beginning being 90.18 feet, southerly along said
westerly line and its extension southerly from a point in the southerly
line of the -Torth Road 148.02 feet easterly along said southerly line
from the northwesterly corner of land of Hess; from said point of beginning
running across said Carole Roed and along said center line of Old Cove
Boulevard, north 61 degrees 59 minutes 10 seconds east 120.04 feet; thence
across the southerly half of said Old Cove Boulevard and along lend of
Pass, south 31 degrees 40 minutes 50 seconds east 96.92 feet to a bulk-
head; thence along said land of Hass, south 74 degrees 23 minutes 40
seconds east, 20 feet more or less, to ordinary high water mark of Old
Cove; thence southwesterly along said high water mark, 18 feet, more or
less; thence along other lend now or formerly of Hess, north 74 degrees
23 minutes 4O seconds west 20 feet more or less to said bulkhead; thence

along paid other land now or formerly of Hass and across said Carole

westerly line of Carole Road; thence along said westerly line of Carole

west. 110.02 feet to the point or place of beginning.
TOUETHER with a right of way over said Carole Road, said Old
Cove Boulevard and ovepJanother 20 foot private road known as Beverly
Road.
TOGtiTHER with a right to lay, construct, and maintain water
lines and points for a domestic water supply only in a 20 foot easement
area along the southwesterly line of the premises described above,
bounded and described as follows:
beginning at a point at the northwesterly corner
of the above described premises, and running thence
the following courses and distances: south 31 degrees
40 minutes 50 seconds east, 110.02 feet; south 69
degrees 59 minutes 10 seconds west, 20.04 feet; north
31 degrees 40 minutes 50 seconds west, 110.02 feet;
north 61 degrees 59 minutes lu seconds east, 20.04
feet to the point or place of beginning.
SU3J.3CT to a right of way over said Carole Road over the west-
erly 20 feet of the premises.
SUBJECT to a right of way over said Old Cove Boulevard over the
northerly 10 feet of the premises, and the rights of utilities therein.
SUBJECT to any state of facts an accurate survey might show.
SUBJECT to covenants, restrictions, easements, agreements and
zoning regulations of record, if any.
THIS CONVEYA'ICE is made and accepted SUBJECT to an indebtedness
secured by a mortgage upon a part of the premises herein conveyed held
by the &ort National Bank of Seaford, now the Security lational Bank,
which mortgage was recorded in the office of the Clerk of the County of
Suffolk inthe amount of $7500, upon which there is now due and owing
a balance of $6,21Li.91with interest at the rate of five per cent (5%),
which said mortgage debt the parties of the second part hereby assume
and agree to pay, as pert of the purchase price of the above described
premises, and the parties of the second part hereby execute and acknow-
ledge this instrument for the purbe of complying with the provisions
of Chapter 502 of the Laws of 1939.
