Town of Southold, County of Suffolk, State of New York, and bounded
and described as follows:
Beginning at a point on the southerly line of the North Road dis-
tant, &long said Southerly line, 49.33 feet from the northwest corner
of land now or formerly of Ruch, and running thence along the souther-
ly line of the North Scat%South 610 59f 10" West 50.0 feet to a point;
thence South 310 401 50" East 90.0 feet to-a point in the center line
of Old Cove Blvd.; thence along the center line of Old Cove Blvd. Nort
610 59' 10" East 50.0 feat to a point; thence North 310 40, 50" West
90.0 feet to the point or place of beginning. - -
Together with the right to pass and repass over the 20 feet
private rights of way known as Old Cove Blvd., Carole Road and Beverly
Road, situate in the development known as Southold Town Beach Colony.
Subject to conditions, covenants, reservations, restrictions and
easements of record; the right of the parties of the first part to
grant easements in, over and under the said private rights of way to
public utilities for introducing and maintaining utility services,
and the right of the parties of the first part and the other owners
of property bordering on said private right" of way, to pass and repas
over the southerly 10 feet of the above described premises.
