WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain lot ime or parcel of land,with the buildings and improvements thereon,Couched,Situate,
lying and being at Peconle, in the Tom of Southold, County of Suffolk and State
of New york, bounded and described as follows:
BEGINNING at a point on the southerly line of Main Road at the northeasterly comer
of land heretofore Conveyed by Antone S era, Sr, and Katherine Skwara, his wife,
to AntOne Skwara, Jr, and Eleemr Skwara, his wife, by deed rated April 24, 1954,
and recorded In the Suffolk County Clerk's Office on April 27, 1954, In Liber 3684
of deeds at page 450; running thence in an easterly direction along said m therly
line of L%dn Road, North 48 degrees 40 minutes East a distance of 40.54 feet to a
point marked by ,n iron pipe; running thamee South E1 degrees 10 minutes W seconds
East a distance of 159.00 feet to a point marked by an Iron pipe; running thence
South 56 degveea ES minutes 40 second, Nest a distance of 21.67 feet to said land
heretofore conveyed by Antone SIntra, Sr, and Katherine Skeara, his wife, to Antone
Skwaoa, Jr. and Sleanor SkWra, his wife; mining themes along said land heretofore
Conveyed tp intone Skwera, Jr, and Eleanor Stearn, his wife, North 27 degrees 39
minutes 10 seconds West a distance of 15D.a4 feet to the point or place of beginning.

TOGETHER with all right,tide and interest,if any,of the party of the first part in and to my streets and
roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and W aid premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything -
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lim Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the pure ac of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other Purpose.
The word"party"shall be construed aS if it read"parties"whenever the sense of this indenture so requires.
