Woodhouse, Chairperson Members of the Planning Board Date: March 27, 2007 Re: "A Local Law in relation to the Calculation of Lot Coverage of Buildable Land" The Planning Board has reviewed the above-referenced local law and supports the proposed change to the definition of lot coverage, which is now defined as the percentage of the buildable lands existing on a lot which is covered by the building area. In addition, this local law will add the definition of "buildable lands" into the Zoning Code. The Board supports the Local Law and finds that these changes will allow for the construction of residential buildings that are appropriately scaled relative to the size of the buildable area of a parcel. In addition, these changes to the Zoning Code are consistent with the subdivision regulations. Please advise if you have any question or need additional information. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department as well as the records available to me, it is my determination that the proposed action is CONSISTENT with the Policy Standards and therefore is CONSISTENT with the LWRP. Pursuant to Chapter 268, the Town Board shall consider this recommendation in preparing its written deternination regarding the consistency of the proposed action.
