ALL that tract or parcel of land with the buildings Bud improvements thereon,
situate at Pine Neck, near the Village of Southold, Tom of Southold, County of
Suffolk and State of New York, bounded and described as follows: Beginning at a
point on the Northerly side of Pine Neck Road at the intersection of the iesterly
line of land of Charles E. Terry end running thence Northerly along', the land of
Charles E. Terry 116,50 feet; thence r;esterly end at right angles to the last course
a distance of 1000 feet; thence Southerly along the line of a orivete road a clstance
of 140.22 feet to the Northerly side of Pine Neck Road; thence Easterly along the
Northerly side of Pine Neck Road a distance of 102.78 feet to the point or piece of
beginning.
TOGETHER with a right of may over the private road on the blest and the land of
Josephine Boulanger to Jockey Creek.
TOGETHER with all right, title and interest of the parties of the first part in and
to Pine Neck Road adjoining said premises.
Being and intended to be the same premises conveyed by Josephine Boulanger to
Mathllde Boulanger and Amalie Boulanger by deed doted December 17th, 1951, and re-
corded in the Suffolk County Clerk's Office on January 4, 1952, In Liber 3336 of
deeds at page 427.
PARCEL TWO:
ALL that certain niece or parcel of land lying and being at Pine Neck, at Southold,
in the Toyer of Southold, County of Suffolk and State of New York, bounded and des-
cribed as follows: Beginning at a point on the westerly side of land late of C. G.
Terry End now of lex W. Newbold vhlch point is distant northerly 116.50 feet from
the northerly side of Pine Neck Road, running thence northerly along the vesterly
line of land of MMX W. Newbold a distance of 50 feet; running thence etright angles
to the last mentioned worse a distance of 100 feet, more or less, to the easterly
side of a road laid out on a map of land of Silas A. H. Dayton and George i. Smith,
made by Otto ;7. Van Tlyyl� dazed February 2nd, 1924, running thence southerly along
the easterly side of said road a distance of 50 feet and running thence easterly at
right angles to the last mentioned course, a distance of 100 feet to the westerly
line of land of Max F. Newbold to the noinz or place of beginning.
