Ward; thence along said land of Ward , South 12058' East 62.6 feet to a monument at the northeasterly corner of Lot C , as shown on said map- thence along lot C and passing through a monument at the north- westerly corner thereof, and along the northerly line of a right of way leading easterly from said 33 foot private road, 2 courses as follows: (1) South 54007' West 169.5 feet to a monument; thence (2) South 79045' West 20.75 feet to a monument on said easterly line - of said 33 foot private road- thence along said easterly line of said _ 33 foot private road, North 10023' West 55.4 feet to the point of beginning. with a right of way over said 33 foot private road from the southwesterly corner of the premises northerly about 1755 feet to Indian Neck Road, and continuing southerly to Peconic Bay.
