do as hereby grant and release unto the party of the second part, his
heirs and assigns forever, all that certain plot, piece or pa
cel of land, with the buildings and improvements thereon erected,
situate 1 ing and being at Horton Point, near Southold Town of
Southold, County of Suffolk and State of New York, bounded and des-
cribed as follows:
BEGINNING at a concrete monument set at the easterly corner of
land now or formerly of George Alevras and on the northwesterly line
of a 50 foot strip of land hereinafter described as a right-of-way;
running thence along said land now or formerly of George ]levras,
North 64 degrees 50 minutes West 515 feet, more or less, to Long Isla
id
Sound; thence northeasterly along said Long Island Sound 100 feet or
mora; thence on a line parallel to the first described boundary and
100 feet therefrom, measured at right angles thereto; South 64 degree
50 minutes East 490 feet, more or less, to the northwesterly line of
said 50 foot strip of land; thence along said 50 foot strip of land,
South 14 degrees 33 minutes 40 seconds West 101.74 feet to the point
of beginning.
TOGETHER with a right-of-way over said 50 foot strip of land
along the last mentioned course above described and thence in a general
southwesterly direction about 430 feet to a certain 20 foot strip of
land; thence over said 20 foot strip of land, in a general eoutheaste ly
direction, about 500 feet to the southeasterly boundary of land now
or formerly of Walter X. Hyatt; thence over the sxiating roadway in a
general southerly direction to Sound view Avenue.
ALSO a right-of-way 20 feet in width beginning at the south-
westerly line of the premises, on the beach near the foot of the So
bluff; and running thence in a general southwesterly direction near
the foot of said bluff about 875 feet to a point near the end of said
bluff; thence southeasterly and then southerly and then again south-
easterly and then again southerly to Horton Lane.
