of Little Peconic Bay to's point on the westerly boundary of land herein
described and which is on the easterly boundary of land now or former-
ly of Giraud W. Campbell and the westerly boundary of land of Mary L.
Dayton, deceased; running thence North 370 581 50" East (approximately
180 feet) to a monument on the boundary line of land now or formerly
of said Campbell and land of Mary L. Dayton, now deceased; running

monument on the southerly side of fifty-foot right of way hereinafter

35 feet more or less to a pipe on the shore of Corey Creek, at the
point where land of Mary L. Dayton, deceased, reaches the shore of

250 feet more or less to a point on the Shore of Corey Creek which

said fifty-foot right of way and a monument set in the said line which
is distant 1+85 feet more or less from the said point of beginning.
The said land above-described containing an area of approximately
thirty (30) acres be the same more or less.
TOGETHER with all the right, title and interest of said Mary
L. Dayton deceased, to the land lying below the ordinary high water
line of Little Peconie Bay and lying in front of the eland above des-
cribed and

cribedand enclosed by the boundaries above described and southerly
of the land above described, together with any riparian rights with
respect to said land which said Mary L.D/ayton, deceased, had.
SUBJECT to all rights granted by Mary L. Dayton, by agree-
ment dated October 6, 1949, between Mary L. Dayton and Howard A.
Toedter, Inc. and Benedict Manasek and Mary Manasek, his wife, which
agreement was recorded on the 13th day of October, 1949, in the of-
fice of the Clerk of Suffolk County, in Liber 3004, page 580 of deeds.,
and including all rights which said Mary L. Dayton acquired under said
agreement with respect to the private road located westerly of the -
property above described and which private road is a continuation of
the fifty-foot right of way herein described; and
SUBJECT to agreement between Mary L. Dayton and Long Island
Lighting Zmpany, dated June 12, 1950, giving said company certain
rights with respect to erection and maintenance of lines of poles and
conduits on the westerly, or Corey Creek, side of said private right
of way.
SUBJECT to such state of facts as an accurate survey would
show.
