A permanent easoment and right of way, in common with others,
for ingress and egress to and from Cedar Point Drive and to and
from Lot No. 46 as shown on a certain map entitled "Subdivision
Iiap of Cedar Beach Park situate at Bayviow, Town of Southold, New
York" made by Otto W. Van Tuyl, September 15, 1926 and filed in the
Suffolk County Clark's Office as Pisp Number 90, and for the further
purpose of installation, maintenance, repair and replacement of
public utilities on the surface, below the surface and above the
surface of the following described promises:
ALL that tract or parcel of land situate, lying and being at
Bayviow, near Southold, in the Town of Southold, County of Suffolk
and State of New York, and being a strip of land 50 foot in width
over portions of Lots 51, 49 and 47 on the aforesaid Subdivision
Piap and over a portion of Clear View Road as shown on said '.'lap, and
being more particularly bounded and described as follows:-
BEGINNING at a point marked by the intersection of the easterly
line of Cedar Point Drive with the northerly corner of Lot No. 51
as shown on said hap, and the westerly or southwesterly corner of
land believed to be of Sutherland and dosignated as 11Reservod,
Codar Beach Inn" on said Hap; running theme in a southeasterly
direction along-the northerly line of said Lot No. 51, South 66
degrees 52 minutes 20 seconds East across Clear View Road, and son.
tinning in the same direction across Lots 49 and 47, to the wostorly
line of a private road designated as Orchard Lane on said lisp;
running thence in a southerly direction along the westerly side of
Orchard Lane to the northwesterly line of Lot No. 46; running, thence
in a southwesterly direction along the northwesterly lino of Lot No.
46 a distance of 60 feet, more or less, to a point which is 50 foot
south of the northerly line of the pranises herein described, when
measured at right angles thereto; running thence North 66 degrees
52 minutes 20 seconds West, on a line parallel to and at all points
50 feet distant from the northerly line of the promises heroin des-
cribed, across a portion of Lot No. 47 and a portion of Lot No. 49
on said lisp, continuing across Clear View Road and continuing across
a portion of Lot No. 51 on said map, to the easterly line of Cedar
Point Drive; running theme in a northerly direction along the east-
erly line of Codar Point Drive a distance of 50 feet to the point or
place of beginning.
