by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,

ALL that tract or parcel of land situate at Southold, in the Town of Southold,
q County of Suffolk and State of New York, known and designated as Lot Number 20 on
a certain map entitled "rap of Subdivision Property of Jonathen T. Overton, situate
e a at Southold, N.Y." surveyed by Otto 'A. Van Tuyl, Licensed Sarveyor, Greenport, New
York, which said map is filed in Suffolk County Clerk's Office as bap No. 1103.
And this conveyance is made subject to the following restrictions:-
1. No dwelling house shall be erected or maintained on any plot unless it shall
cost at least four thousand ($4,000.) Dollars, unless exterior plans and designs
for a dwelling house of less cost shall be approved in writing by Jonathan T.
Overton.
2. No dwelling house shall be erected or maintained on any plot within fifteen
feet of the road front.
3. No privy of any kind may be erected or naintained on any of the said plots.
4. No business of any kind may be conducted upon any plot or plots.
5. No animals except household pets may be kept upon any plot.
Being and Intended W be the same premises conveyed by Jonathan T. Overton and
011ie N. Overton, his wife, to Bertil Johnson and Katherine Johnsen, his wife,
by deed dated November 26, 1949, and recorded in the Suffolk County Clerk's
Office on November 28, 1949, in Liber 3021 of deeds at page 166. And this
conveyance Is subject to the further condition that in the event of sale of the
premises by the parties of the second part prior to the construetion of a Wilding
thereon said premises will be offered for sale by an offer in writing sent by
registered mall to Jonathan T. Overton and 011ie M. Overton, his wife, dao shall
have thirty (W) days from the date of mailing to accept such offer of sale. In
the event that the offer Is not accepted within that time the parties of the
second part shall be at liberty to sell and convey said premises to anyone else.
After the construction of a building upon said premises this provision shall cease
add terminate.
The premises herein conveyed are conveyed subject to a $500• first mortgage held
by Jonathan T. Overton, the payment of which mortgage is hereby assumed by the
parties of the second part.
