III situate, lying and being in the mown of Southold, County of Suffolk and
State of New York, bounded on the northeast by Kenneyts Road, on the
southeast by Lake Leeton, formerly known as Great Pond, on the southwgst
by land now or formerly of Pine Crest Dunes, Inc., and on the northwest
by Long Island Sound.
The aforesaid premises, for the purpose of identification only, are
shown on and by a certain map entitled "Map of "lest Southold-on-the-
Sdund, Plots 1-234, Town of Southold, Suffolk County, New York, owned by
Lidico Corporation, made July 1950 by William L. Miller, Wading River,
New York, Professional Engineer - Land Surveyor, New York State License
No. 7885, and guaranteed to the Inter-County Title Guaranty and Mortgage
Company on July 20th 1950"
INCLUDING all the land lying in any and all streets as shown on sai
map, not hitherfore conveyed, and particularly the land lying in Central
Driver Lake Court, and the southerly extension of West Drive (or Lake
Drive/ as shown on the aforesaid map and being more particularly bounded
and described as follows:
CENTRAL DRIVE, being fifty feet in width, the center line of which Inter
sects the center line of Kenny's Road at a point therein which is 59.49
feet South 40 degrees 53 minutes East as measured along the said center
line of Kenneyta Road from the intersection of the center lines of Kenne is
Road and North Sea Drive, as the latter's center line is extended; the
said cdnter line of Central Drive running South 45 degrees 35 mUutes
30 seconds West, a distance of 2009.45 feet from the point of Intersection
with the center line of Kenny's Road and the center line of West Drive,
as said center line of Central Drive is extended into Kenney's Road and
West Drive.
LAKE COURT, being fifty feet in width, beginning at a concrete monument

easterly side of said Lake Court; running thence South 29 degrees 35 minut s
30 seconds East 73.14 feettto a second concrete mondment; thence on a cure

being 131.79 feet, to a third concrete monument; thence South 64 degrees
58 minutes East 161 feet to the mean highwater line.of Lake Leeton; thence
southerly along said Man hlghwater line of Lake Leeton, a distance of
approximately 63 feet; thence North 64 degrees 56 minutes:West, parallel
and fifty feet distant from .the second preceding course, a distance of 200
feet; thence along a curve bearing to the right and having a radius of

to the southeasterly side of Lake Drive.

The southerly extension of West Drive (or of Lake Drive), being fifty feet)
In width, the center line of which begins at the intersection of the conte
lines of Lake Drive and West Drive, and runs thence along a curve bearing
ill to the right and having a radius of 150 feet, a distance of 220.27 feet;
and thence South 45 degrees 35 minutes 30 seconds West, 40.54 feet to land
now or fdrmerly of Pine Crest Dunes, Inc., and which is 621.78 feet from
the southeasterly side of Leeton. Drive as measured along the southwesterly
line of the tract known as -West Southold-on-the Sounds, running South 38
degrees 32 minutes 40 seconds East.
