WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALLthat certain lot piece or parcel of land,with the buildings and improvements thereon erected, situate,
lying and being at Bayviow, in the Town of Southold, County of Suf—
folk and State of Now York, known and designated as Lot 177 on a
certain map entitled, "Map of Cedar Beach Park" and filed in the
Office of the Clerk of the County of Suffolk on December 20, 1927
as I1ap #90.
Being and intended to be the same promises convoyed by Howard A.
• Toodtor, Inc. to Donald N. Waterbury and Madelyn C. Waterbury, his
wifo, by deed dated February 27, 1950, and recorded in the Suffolk
County Clerk's Office on March 27, 1950, in Libor 3058 of deeds at
page 592, and subject to the easements, covenants and restrictions
therein contained.
SUBJECT to any state of facts an accurate survey may show provided
the same does not render the title thereto unmarketable.

TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;'TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of
the party of the second part forever.
