do hereby grant and release unto the parties of the second part,
their heirs and assigns forever,
those certain lots, pieces or parcels of land, known and designated
as lots numbered 31, 32t 33 and 34, as shown on a map entitled "Sub-
division Map of Cedar Beach Park situate at Bayview, Town of Southold,
New York", filed in the Suffolk County Clerk's Office on December 20,
1927 as Map No. 90.
The parties of the second part, for themselves, their heirs, succes-
sors and assigns hereby agree that no building shall be erected on any
part of the promises hereinabove described except private dwellings,
each for a single family, and private garages as accessory thereto, and
that each of said dwellings shall cost not less than $15,000.00. This
shall be deemed a real covenant and shall run with the land.
