by the party of the second part,does hereby grant and release unto the party of the second part,the heirs of
Successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being in the Town of Southold, Suffolk County, Long Island, New
.,York, bounded and described as follows:
Beginning at a monument at the northerly corner of land conveyed by
Julius Zebroski to theparty of the first part by deed dated April 6
1946 and recorded in Liber 2548 page 255 on the aoutheasterly line of a
certain 16.5 foot right of way as described in said, deed; said point of
.beginning being at the easterly corner of land of Palmer and the westerl;
corner of land of Bunce; from said point of beginning running along said
land of Bunce, S.180301E.-108.0 feet; thence along land conveyed, or
'about to be. conveyed, by the party of the first part to Robert B. Boger,
2 courses, as follows:
(1) S.58o001W.-47.0 feet; thence
(2) S.23o001W.-110 feet, more or less, to ordinary high water mark of
Corey Creek; thence nopthwesterly along said high Water mark, 140 feet,
more or less, to said land of Palmer; thence along said land of,Palmer,
N.46038150nE.-150 feet, more or less, to the point of beginning.
Together with a right of way 161.5 feet wide beginning at a point 16.5
feet southwesterly from the point of beginning of the premises and
mrining in a general northeasterly direction to Bayview Road, said right
of way being as described,in said deed Zebroski to the party of the
firstpart.
Subject to a right of way 10 feet wide described as follows; Beginning at
the point of beginning of the premises and running along said land of
Palmer, S.4603815011W--16.5 feet; thence across thepremises3 courses,
