Excepting and reserving, however, to the parties of the
first part their heirs and assigns forever, a right of way one road

described and to be conveyed.
The parties of the first part hereby expressly agree that
such right of Way shall cease and terminate at such time as a public
highway may be laid out and opened for public use up and to and ad-
joining the premises adjacent hereto on thenorth owned by the parties
of the first part.
BEING AND INTENDED to be part of the premises conveyed
to the party of the first part by deed dated March 10, 1923 and re-
corded in the office of the Clerk of Suffolk County on March 17, 1923
in liber 1064 at page 513 of conveyances.
EXCEPTING THEREFROM, the following described parcel:
ALL that trgct or parcel of land with the buildings and
improvements thereon situate at Peconic in the Town of Southold, Canty
of Suffolk and State of New York, bounded and described as follows;
BEGINNING at a point on the northerly side of the North
Road which point is the southeasterly corner of lands of Floyd W. Vail
and which point is the southwesterly corner of the lands herein de-
scribed; running thence northerly along the easterly line of lands of
Floyd W. Vail 250 Feet to apoint; running thence Easterly along other
lands of the parties of the first.part 100 feet-to a point; thence
southerly. still along other land.of the first part 250 feet to the
northerly line of the North Road, thened westerly along the northerly
line of the North Road 100 feet to the point or. place of beginning.
