party of the second part, Their heirs and assigns forever,
ALL that certain plot,piece or parcel of land with the buildings and improvements thereon erected, situate,
lying and being in the on Indian Neck, near Peconic, in the Town of Southold,
County of Suffolk and State of New York, known and designated as Lot
Number Seventeen (17) on a certain map entitled "Map of Indian Neck
Park, George el. Smith, owner, made by Franklin F. Overton, M.E. Sur-
veyor. 1912",

Suffolk on tPie 27th day of May, 1913, as and by the Map No. 551, said
lot being bounded wit: reference to said map as follows: Northerly by
Lot :lumber Fifteen (15); Easterly by a Private Road; Southerly by Lot
Plumber Nineteen (19); and Westerly by land now or formerly of Samuel
Davids, deceased.
TOGETHER with the appurtenances and all the right, title and interest
of the Seller in and to the fee of the highway and private road adjoinin
and opposite to the same so far as the same may extend not further than
the middle line in either case, with a right of way over the said privat
road from every part of the said premises to and from the Indian Neck
Road and Little Peconic Bay.
TOGETHER with the privilege, if any, of the Seller, of using the
beach adjoining Little Peconic Bay and lying between said Private Road
on the East and the land late of the heirs of Samuel Davids, deceased,
on the West, and below a line running parallel to and fifty (50) feet
distant from present highwater mark on Little Peconic Bay, for the
purposes of bathing, boating and keeping boats.
BEING the same premises conveyed to the party of the first part
herein by deed dated June 13th, 1950 and recorded in the Office of the
Clerk of Suffolk County in Liber 3088 Page 599 on June 15, 1950.
SUBJECT to a mortgage of record in the sum of 29,915.00 held by the
Southold Savings Bank upon which there is presently unpaid the sum of
$5,515.00 with interest thereon at 5% per annum from March 1, 1959.
