WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable con-
siderstion paid by the party of the second yart,does hereby grant and release unto the party of the
second part,the heirs or successors and assigns of the party of the second part forever,
; ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,
situate,lying and being hyAR at.Bayview, near Southold, in the Town of South-
Old, County of Suffolk and State of New York, known and designated as
lot number fifty (50) on a certain map entitled "Bay Haven at Southold,
Town of Southold, Suffolk County, New York," surveyed December 10,
1958, by Otto W. Van Tuyl & Son, Licensed Land Surveyors, Greenport,
N.Y., and filed in the Office of the Clerk of Suffolk County on the
22nd day of January, 1959, as Map No. 2910.
TOGETHER with a right of way over "Bay Haven Lane," Vatersedge
Way,It "Gin Lane" and "Mid Way," as shown on said map, and the right,
in common with other owners of the lots shown on said map to the use
of the "Community Beach" as designated on said map.
RESERVING NEVERTHELESS unto the grantor, his heirs, administra-
tors, executors and assigns, the fee to the said "Bay Haven Lane,"
"Watersedge Way," "Gin Lana" and "Mid Way," and to the "Community
Beach," and all franchise rights therein and the right of dedication
-"S of said streets to the proper govertvsental agency for street purposes
I and the right of dedication of said community beach to the proper
governmental agency for use thereby as a public beach.
SUBJECT to the provisions of the declaration recorded by the
party of the first part on February 10, 1959, in the Suffolk County
Clerk's Office in Liber 4585 at page 346.
ak The conveyance hereunder is subject to a certain mortgage ex-
ecuted by William Wells as mortgagor to Southold Savings Bank as
mortgagee, which mortgage is dated May 26, 1960, and was recorded
m on June 1, 1960, in the Office of the Clerk of the County of Suffolk,
e m in Liber 3430 of mortgages, at page 05, and on which mortgage there
is now due the am of $13,866.41 with interest thereon at the rate of
6 per cent per annum from July 26, 1961, and that the grantee hereby
