ALL that certain tract, piece or parcel of land, situate, lying and

Southold, Town of Southold, Suffolk County, Now York, more particularly
bounded and described as follows:
BiToINNINO ata monument on the southeasterly lino of a 50 foot private
road leading from Paradise Point Road, said point of beginning being
about 1700 foot in a general northeasterly direction along said.road
from said karadise koint Road, and said point of beginning being the
northerly corner of land conveyed by Paradise koint, Inc. to Gilman
Hallenbeck; from said point of beginning running along said southeeaterly
lino of said 50 foot private road, North 52 dogrees 22 minutes 50 seconds
East 125.0 foot; thence along land of Paradise Point, Inc., South lily
degroes 12 minutes East 214 foot; more or loss, to ordinary high water
mark of Peconic Bay; thence southwesterly along said high-water mark
125 foot, more or less, to said land of Hallenbeck; thence along said
land of Hallenbeck and passing through a monument, North 44 degrees 00
minutes West 230 foot, more or loss, to the point of beginning.
TOGETHER with a right of way over. said 50 foot private road from the
northerly corner of the promises in a general southwesterly direction
about 1825 foot to the northerly end of Paradise Point Road.

constructed or aro presently constructed, including the right of way
horoinbofore mentioned, on the entire tract owned by the seller's predo-
cossor in title, a portion of which comprises the promises hereinabove
dospribed, which tract is known as Paradise Point in said Southold.
Rosorving to the sollor's predecessor in title, his successors and
assigns, the right to change, alter, amend or withdraw any road or right_
of way either now laid out, including the right of way hereinbefore men-
tioned, or to be laid out, so long as normal ingress or egress is pro-
vided to and from the aforo-doseribed promises to the Public Highway
