WITNESSETH,that the party of the first part,in consideration of

lawful money of the United States,and other good and valuable consideration paid
by the party of the second part,does hereby remise,release and quitclaim unto the party of the second part,

the heirs or successms and assigns of the party of the second part forever,
ALL that certain plot,piece or party of land,with the buildings and improvements thereon erected, situate,
lying and being koa at Southold, in the Town of Southold, County of
(!Suffolk and State of New York, bounded and described as follows:
�j Beginning at a point on the southerly line of a proposed
highway 50 feet in width, which point is the northeasterly corner
of the premises herein described, and which point is South 77 degrees
'I 146 minutes 50 seconds East a distance of 4-10 feet from the north-
easterly corner of premises heretofore conveyed by the parties of the
first part herein to Ellis M. Terry and wife by deed dated February
16th,1957 and recorded in the Office of the Clerk of the County of
Suffolk on March 1, 1957 in Liber 11266 op 265; from said point of begin-
. !i ning running thence along other land of the parties of the first
1 part herein on a line at right angles to said southerly line of said
proposed highway, South 12 degrees 13 minute& 10 seconds West a
�i distance of 152 feet, more or less, to the ordinary high water mark
of Jockey Creek; running thence in a westerly direction along said
iordinary high water mark of Jockey Creek a distance of ten feet or
more to other land of the party of the second part herein; running then
lalong said other land of the party of the second part herein, North
12 degrees 13 minutes 10 seconds East a distance of 152 feet more or
lees to the southerly line of said proposed highway; and running thence
. in an easterly direction along said southerly line of said proposed
highway, South 77 degrees 46 minutes 50 seconds East a distance of
ten feet to the point or place of beginning.
Together with a right of way over said 50 foot proposed highway
from the promisee herein described to and from the Main Road for
all purposeae morving however the right to dedicate said right
of way to the Town of Southold as a public highway.
Together with all the right title and interest of the party of the
first part in and to th4a land under water of Jockey Creek, but subject
to covenants and restriatione as not forth(- deed �d in the
