THIS INDENTURE madeh day of June , 1961 between
ELIZABEPH K. SIMON, residing at Pec onle, Suffolk County, New York,
j as Administratrix of the goods, chattels and credits of Charles J.
1 ' Simon, late of Peconic, New York, deceased, party of the first
part, and JOHN SIMON and MERYLE SIMON, his wife, residing at

Peconia, Suffolk County, New York, party of the second part,
WHEREAS such proceedings have been had and taken in the
Surrogate's Court of the County of Suffolk in a proceeding entitle
"In the Matter of the Application of Elizabeth K. Simon as Admin-
istratrix of the Goods, Chattels and Credits of Charles J. Simon,
Deceased, for an Order for the Mortgage, Sale or Lease of Real
Property of the said decedent for purposes of Distribution" that
by an order of the said Surrogate's Court granted on the 2nd day
of November , 1959, the said Elizabeth K. Simon as such adminis-
tratrix was duly authorized to sell the real property hereinafter
described, owned by said deceased at the time of his death, for th
purposes therein mentioned, the same being one of the purposes set
forth in Section 234 of the Surrogate's Court Act; and said sale
having been duly made to the party of the second part and duly
confirmed,
NOW THEREFORE THIS INDENTURE WITNESSETH that by virtue of
the authority in him vested by the said proceedings and orders of
the Surrogate's Court of the County of Suffolk, and in considers-
' tion of THREE THOUSAND and 00/100 -- Dollars to her in hand paid,
the receipt vh ereof is hereby acknowledged, the party of the first
part does hereby sell, transfer, release and convey unto the party
of the second part, and the survivor of such parties and his or
her distributees forever,
ALL that lot or parcel of land situate, lying and
being in Peconic, Town of Southold, County of Suffolk
and State of New York, and more particularly bounded and
described as follows: BEGINNING at a point on the west-
erly line of Wells Road, Se 5e 03' 10" E. 296.12 feet

from a monument at a deflection in said line 2387.52 feet
+� southerly from Main Roadq measured along said westerly
line of Wells Road, S. 50 031 10" E. 150.00 feet to a
point 550 feet northerly from the southerly end of this
course of said Wells Road; thence along other land of
Simon, three courses as follows: (1) S. 840 56, 50" W.
180.00 feet; thence (2) N. 180 37' 00" W. 154.30 feet;
thence (3) N. 840 56, 50" E. 216.19 feet to the point
of beginning.
