ALL that certain plot,piece or parte of Ined,with the buildings and improvements thereon erected,situate,
lyingand being ivthe at Southold, in the Town of Southold County of Suffolk
and State of New York, tounded and described as follows:
BEGINNING at a point on the northerly line of land of Robert J.Kolyer
and wife Ano the southerly line of land now or formerly of Annie P. Don-
dero (said point being North 47 degrees 41 minutes 10 seconds East a dis-
tance of 100 feet from the northeasterly line of Kenney's Road at the
Southwesterly corner of land of said Dondero); running thence North 47
degrees 41 minutes 10 seconds East a distance of 100 feet; running then
alone land of Robert J. Kolyer and wife, South 42 degrees 18 minutes 50
seconds East a distance of 128 feet, more or less, to land of James R.
Wheeler and wife; running thence along said land of Wheeler, South 47
degrees 11 minutes 50 seconds West a distance of 100 feet, more or lees,
to a point 100 feet from the Northeasterly line of Kenny's Road; runnier
thence along land of Robert J. Kolyer and wife, north 42 degrees 18 min—
utes 50 seconds West a distance of 128 feet, more or less, to the point
or place of beginning.
TOGETHER with the right of ingress and egress, in common with others,
over a right of way fifteen feet in width along the southerly line of
land of Robert J. Kolyer and wife, extending from Kenney's Road to the
premises above described.
Bele one intended to be the same premises conveyed by Robert J.Kolye
and Helen Id. Kolyer, his wife, to Raymond W. Stang and Nina Elizabeth
Stang, his wife, by deed dated November 3, 1948, and recorded in the
Suffolk County Clerk's Office on November 5, 1948 in Liber 2892 in deeds
at page 63 and subject to the right of way fifteen feet in width along
the southerly line of said premises extending from the above mentioned
tight of way over and across the premises above described, to land of
Robert J. Kolver and wife.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances
,and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the patty of the second part,the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first parr,covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,accept as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the}arty of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
